The Signal Score isn't how expensive somewhere is — it's how strong the case is to own there. It blends how easily you'll resell, how deep the demand is, and how well it protects your money if the market wobbles. A 90 isn't "pricier than a 70." It's "lower risk, deeper market, easier exit."
That single reframe is the whole point of the method. A portal can tell you the asking price. It cannot tell you whether you'll get your money back. The Signal Score is our answer to that second question, and everything below is how we build it.
The six categories
Every area is scored 0 to 100 on six categories, then weighted into one composite. The weightings deliberately favour risk — liquidity and resilience — over upside — growth. We are buyer-side, and protecting your capital is the first duty.
| Category | Weight | What it measures |
|---|---|---|
| Liquidity & Resale Depth | 25% | How easily it resells: buyer-pool depth, transaction volume, days on market. The single biggest risk factor. |
| Demand Pressure | 20% | Current buyer demand against available supply, enquiry intensity, and how international the demand is. |
| Scarcity & Supply Constraint | 15% | How fixed the supply is: frontline and plot scarcity, planning limits, no-expansion geography. |
| Prestige & Desirability | 15% | Address strength, lifestyle, views, security — the brand of the postcode. |
| Price Resilience | 15% | How value held through past downturns. Downside protection. |
| Growth Trajectory | 10% | Appreciation runway, infrastructure investment, momentum. The lowest weight — growth is upside, not safety. |
The composite is simply the sum of each category score multiplied by its weight. No black box, no mood. Just six honest reads, weighted toward what keeps you safe.
Worked example: Golden Mile, 2026
Here is the method applied to one address. The Golden Mile is the most liquid market on the coast, so it scores near the ceiling on Liquidity — but pricing already reflects demand, which caps Growth. The result is a high, stable score that says "certainty, not upside."
| Category | Score | Weight | Weighted |
|---|---|---|---|
| Liquidity | 98 | 0.25 | 24.5 |
| Demand | 88 | 0.20 | 17.6 |
| Scarcity | 82 | 0.15 | 12.3 |
| Prestige | 92 | 0.15 | 13.8 |
| Resilience | 90 | 0.15 | 13.5 |
| Growth | 65 | 0.10 | 6.5 |
| Signal Score | ≈ 88 |
An 88 here is not a verdict to buy. It is a statement of fact about the market: deep, liquid, resilient, with little room left for outsized appreciation. What you do with that fact is the next layer.
The verdict system
The Signal Score tells you how strong an area is. The Verdict tells you what to do about it. One verdict per area. A high score with full pricing is a different decision from a mid score with strong value — the verdict captures that difference in a single word.
| Verdict | When it applies | Example area |
|---|---|---|
| Ultra Prime | Signal 95+, supply effectively closed, prestige maxed. Trophy tier, access by introduction. Bought for legacy, not return. | La Zagaleta |
| Prime | Signal 88–95, prestige and scarcity high. Top-tier and scarce, but reachable on the open market. | Sierra Blanca |
| Established | Signal 82–92, liquidity is the standout, growth capped. Mature and deeply liquid. You pay full price for certainty. | Golden Mile |
| Best Value | Signal 70–80, value and demand sub-scores outrun price. Underpriced for what you get. | Nueva Andalucía |
| Buy Early | High growth sub-score with price still lagging. Undervalued, momentum building, window closing. | Benahavís |
| Accumulate | Steady momentum, low awareness. Quietly appreciating, not yet on the radar. A longer-horizon Buy Early. | Estepona |
| Watch | Prestige high, value sub-score weak. Quality area, but the premium is already priced in. Act only on the right unit. | Puerto Banús |
| Entry Point | Low entry price, strong yield, accessibility over prestige. The most accessible first rung. | San Pedro |
A verdict always has to be consistent with both the Signal band and the value-and-timing read. A high Signal that is fully priced lands as Established or Prime. A mid Signal with strong value lands as Best Value. A mid Signal with momentum and a price lag lands as Buy Early. The score and the verdict have to agree, or neither is published.
